The purpose of TE-CPD(SP) district Enclave Specific Plan provides a regulatory framework for the development and the Specific Plan Area is generally bounded by Cochran Street to the south, Galena Avenue to the east, SR 118 to the north and commercial and retail uses to the west and this Specific Plan, including the construction and operation of The Enclave Project, which consists of up to 164 residential units and up to 6,000 square feet of commercial or retail space and CPD zoning district is intended to encourage the development of attractive, innovative, and efficient commercial sites containing a broad range of retail, office and service commercial uses, The standards for any base zone may be modified by the addition of the Specific Plan (SP) designation. This designation indicates that the land is controlled by a formally adopted Specific Plan which may impose zoning or development standards that are more or less restrictive than those specified by the SVMC
