The intent of Business District B3 is to provide suitable areas for the conduct of heavy commercial business. Commercial uses permitted in this district are relatively intensive, but are not of such intensity to only be permitted in industrial districts. The uses are characterized by heavy traffic, occasional heavy trucking, noise and glare. The uses may also be characterized by 24 hour operations. This district, and additions to existing districts, should be in proximity to other existing or planned commercial, industrial and institutional land use activities with utilities and superior road access.
