This industrial district is established to provide areas in which the principal use of the land is for manufacturing and other heavy industrial uses that could possibly have an adverse effect on surrounding property. The operation of these uses is such that noise, odor, dust, heat, glare and vibration cannot be fully confined within a building although best management practices should be used to confine these environmental effects to the property. Such uses are not properly associated nor compatible with residential, institutional, retail business, or light industrial uses.
