The purpose of thePlannedUnitDevelopment(PUD)districtis to serve as an alternative to conventional zoning anddevelopmentapproaches and processes in a manner consistent with the purposes of in order to enhance the City public health, safety, and general welfare as North Las Vegas increasingly urbanizes, encourage innovations in residential, commercial, and industrial development so that greater opportunities for better housing of all types and design, recreation, shopping, and employment may extend to all citizens and residents of North Las Vegas and provide for necessary commercial and industrial facilities to be conveniently located near housing and the purpose and intent of the PIDdistrictis the same as that for the overall PUDdistrictbut is tailored to the unique situation of infilldevelopmentin the mature neighborhoods of North Las Vegas, furthermore, the specific purpose of the PIDdistrictis to accommodate growth by encouraging and facilitating new development or redevelopment on vacant and underutilized land in areas that already have infrastructure, utilities, and public facilities and encourage efficient use of land and public services within the context and character of existing neighborhoods, provide flexibility in development standards to facilitate infill development and redevelopment and promote neighborhood preservation and enhancement through redevelopment of blighted, distressed, and underutilized properties
