The specific purposes of the Master PlanDevelopment(MP)overlay districtare to ensure orderly planning for the development of large, unsubdivided lots, maintain an environmental equilibrium consistent with exiting vegetation, wildlife habitat, soils, geology, topography, and drainage patterns, and protect sensitive natural resources, avoid premature or inappropriate development, encourage high quality structures in terms of design, materials, layout and accommodate neo-traditional designs. TheHillside(H)overlay districtprovides for the reasonable use of hillside areas and related lands while protecting the natural environment, public health, safety, and general welfare.
