The CC district is established to provide sites for community and regional retailshopping centerscontaining a wide variety of commercial establishments including retail stores, restaurants, commercial recreation, and other services. The specific purposes of the Master PlanDevelopment(MP)overlay districtare to ensure orderly planning for the development of large, unsubdivided lots, maintain an environmental equilibrium consistent with exiting vegetation, wildlife habitat, soils, geology, topography, and drainage patterns, and protect sensitive natural resources, avoid premature or inappropriate development, encourage high quality structures in terms of design, materials, layout and accommodate neo-traditional designs. ThePlanned Unit Development(PUD)overlay districtis intended to encourage innovative land planning andsitedesign concepts that achieve a high level of environmental sensitivity, energy and water efficiency, aesthetics, high-qualitydevelopmentand other healthy and livable community goals. The purpose of the Redevelopment (RD)overlay districtis to ensure that redevelopment within designated areas is consistent with all applicable Henderson Redevelopment Plans dated October 4, 1995, and as amended byCouncil, as well as the Downtown Master Plan and Eastside Investment Strategy.
