Commercial High Intensity Single Family High And Multi Dwelling Medium Density
The C-3 district facilitates and encourages development of those uses which provide retail, service, and wholesale activities within the City and a regional market, whose use generally serves a population of over 15000. The single-family high density district is intended to accommodate single-family site built or manufactured dwelling units, including patio homes and townhouses, and to maintain and protect a high density residential character of development. This district is intended to serve as a transition between the multi-dwelling districts and the single-family medium density residential district. This development should be compatible with low density multi-dwelling districts, high density multi-dwelling districts and medium intensity commercial districts. The R-3 zoning districts should be located on roadways classified as major local or above to avoid undue traffic congestion in lower density areas.
