The intent of R1A7 Zone to encourage the redevelopment of the Area with commercial uses that have frontage on Route 1 in order to enhance the vitality of Route 1 and to redevelop the existing industrially used properties to permit residential uses which will be compatible with the adjacent residential neighborhood, further, the creation of a public park in the Area is also proposed and an Industrial Overlay is being added to the zone to permit industrial uses where appropriate
