The Motor Business Zone is intended to create, preserve and enhance areas conveniently located to arterial road access for a wide range of commercial sales and services that are similar in that they depend primarily on transient vehicle based trade. No businesses involving the manufacture, processing, or fabrication of goods shall be permitted except that which is ancillary (no more than 35 percent of the floor area), to the primary use, except by Conditional Use Permit.
