The Edgartown Settlement zoning district is intended to provide for a mix of uses integrating small scale, compatible commercial uses, public uses, and accessory dwelling units into an existing urban residential neighborhood with access to multi modal transit options and adjacency to a mixed use downtown area, to create new housing units while respecting the scale of the neighborhood, to increase the housing stock in a manner that is less intense than alternatives, to allow more efficient use of existing housing stock and infrastructure, to provide a mix of housing that responds to changing family needs and smaller households, and to provide a broader range of accessible and more affordable housing.
