Sequoia Heights Open Space Specific Plan
The purpose of SH-OS(SP) district is intended that land use patterns in Open Space areas will be dominated by recreational uses, agricultural uses, grazing and very large lot estate or farm homes, to encourage the keeping of areas designated as Open Space in a largely undeveloped state, allowable dwelling units (1 dwelling unit per 40 acres) may be transferred to portions of the subject parcel which are not designated Open Space and it is al so intended that this designation provide for a very low density farmland environment and housing or 1 lifestyle choice, and retain land with greater than 20 percent slope as Open Space, The standards for any base zone may be modified by the addition of the Specific Plan (SP) designation. This designation indicates that the land is controlled by a formally adopted Specific Plan which may impose zoning or development standards that are more or less restrictive than those specified by the SVMC
