Commercial Office Mixed Use And Tapo Area Planning Overlay
The CO zoning district is intended to provide areas for business and professional offices, related services, and other uses compatible with and especially sensitive to the surrounding land uses, The TAPO zoning district is intended to encourage and facilitate the development of new commercial establishments and the redevelopment of existing commercial structures along both sides of Tapo Street between the 118 Freeway and Los Angeles Avenue. This zone is established as part of the Revitalization Plan for Tapo Street which is intended to promote investment in the renovation of the aging business district. The TAPO overlay prescribes the boundaries of the area within which a specialized set of design guidelines and a streamlined project review process shall apply. The goal is to achieve high quality, pedestrian oriented development through innovative application of the design guidelines adopted separately by Council resolution, The purpose of the MU Overlay District designation is to create opportunities within the City to provide for a compatible mix of land uses, including residential, retail, and offices
