Resort And Commercial Recreation Bayfront Conservation Housing Overlay Designation
The RCR zoning district is intended to create and protect resort facilities in pleasing and harmonious surroundings with emphasis on public access to recreational areas within and adjacent to developed areas. The Bayfront Conservation combining district is intended to regulate land and water uses, to prevent destruction or deterioration of habitat and environmental quality, further loss of public access to and enjoyment of the bayfront, or establish view corridors to the bayfront, ensure that potential hazards associated with development do not endanger public health and safety and maintain options for further restoration of former tidal marshlands. The HOD combining district allows housing development at specified densities and offers ministerial review for housing development projects. The combining district is supplemental to the underlying zoning, which remains unchanged. This approach allows compact development and encourages housing on key sites.
