The Single family Residential Neighborhood R1N zone applies to those neighborhoods that are located between the City Historic Downtown District and outlying areas of more recent suburban development, The R1N zone, therefore, helps to maintain and enhance the historic character, scale and architectural integrity of the downtown and surrounding area Single family residential development is the primary use type, and more than one single-family residence per lot is permitted where allowed by the applicable density standard, This zone is intended to preserve and build upon the existing development patterns inherent to Flagstaffs oldest neighborhoods New development, renovations, and additions should, therefore, be in character and scale with the existing architectural characteristics of this zone
