The MU district is established to enable development within the city with imaginative site and building design in a compatible mixture of land uses that will encourage pedestrian rather than automotive access to employment opportunities and goods and services, To ensure sensitivity in land use and design to adjacent land uses in the MU district, and avoid the creation of incompatible land uses, To ensure that all development gives adequate consideration to and provides mitigation for the impacts it creates with respect to transportation, public utilities, open space, recreation and public facilities and that circulation, solid waste disposal and recycling, water, sewer and storm drain systems are designed to the extent feasible to be adequate to serve future adjacent development that can reasonably be expected
