The purposes of the Mixed use 12 zoning district are to provide land for neighborhood oriented retail, service, business, office, and entertainment uses in mixed use developments which complement, enhance, and support residential and other land use provisions of the Comprehensive Plan, provide economic, employment, and housing opportunities in mixed use developments that incorporate traditional pedestrian oriented development patterns and elements, ensure that site requirements and amenities, ensure that the commercial and residential areas are planned concurrently and are complementary to each other, provide for the development of housing types, forms and densities that are an alternative to conventional single family detached development patterns, provide for the integration of new development into the existing community while protecting and preserving the character of the surrounding neighborhood, encourage innovative neighborhood design and ensure that the commercial and residential portions of the site develop in a coordinated manner
