The R3 district is intended to preserve existing single-family neighborhoods. The R3 district is intended to ensure that any new development promotes walkability, access to parks, open space, and recreation amenities and is compatible with existing land uses and development patterns. The Bell Avenue Historic is also intended to ensure compatibility of new construction and structural alterations with the existing scale and characteristics of surrounding properties, foster civic pride in the beauty and accomplishments of the past, and identify and promote the use of historic resources for the education, pleasure, and welfare of citizens of the City of Denton.
