The CN district is established to providesitesfor local serving commercial areas while establishingdevelopment standardsthat prevent significant adverse effects on adjacent residential areas. The specific purposes of the Master PlanDevelopment(MP)overlay districtare to ensure orderly planning for the development of large, unsubdivided lots, maintain an environmental equilibrium consistent with exiting vegetation, wildlife habitat, soils, geology, topography, and drainage patterns, and protect sensitive natural resources, avoid premature or inappropriate development, encourage high quality structures in terms of design, materials, layout and accommodate neo-traditional designs. ThePlanned Unit Development(PUD)overlay districtis intended to encourage innovative land planning andsitedesign concepts that achieve a high level of environmental sensitivity, energy and water efficiency, aesthetics, high-qualitydevelopmentand other healthy and livable community goals.
