R-3
Low Density Residential
The purpose of the R-3 district is to promote the establishment of low-density residential areas that do not exceed 3 dwelling units per net acre. The district is considered semi-rural in nature and intended to preserve residential living arrangements that are rural or semi-agriculture in character. The district serves as a transitional buffer between rural areas and higher density urban development. The R-3 zone is not intended to provide a full range of urban services. A district requirement is connection to public sewer and water with some limited exceptions. The R-3 zone is intended to accommodate accessory dwelling units, senior housing, bed and breakfast operations, single-family dwellings, duplexes, home occupations, manufactured homes and a limited number of agricultural uses. It is not intended for placement of more intensive type residential uses associated with condominiums, townhouses, apartments, multifamily or group living arrangements.
