Mixed Office Commercial District Transfer Of Development Rights Sending Parcel
The MOC-3 activity center district is intended to promote a mixture of high intensity office, retail commercial, service and institutional uses with high density residential uses permitted on a selected basis. It is intended that a minimum number of points of ingress and egress be utilized in order to reduce the impact of traffic on adjacent streets and thus enhance traffic circulation. It is also intended that existing single use projects greater than ten acres or 100000 square feet be permitted to expand or undergo limited redevelopment without meeting the mixed use or minimum 0.5 FAR requirements if approved through conditional use approval. Transfer of development rights (TDR) is intended as one method of implementing the city of Altamonte Springs Comprehensive Plan, by permitting the transfer of development rights from one location to another where the associated development can be more appropriately accommodated. The purpose of SP district is to provide land from which development rights may be transferred, also described as the transferring, or sending, location.
