Open Space Freeway Combining Overlay

The OS zoning district is intended to provide for the conservation of renewable and nonrenewable natural resources, to preserve and enhance environmental quality, and to provide for the retention of the maximum number of future land use options while allowing reasonable and compatible uses on open lands in the City that have not been altered to any major extent by human activities. The maximum density for residential uses is one primary dwelling unit for each 40 acres and the purpose of FC (FreewayCombining)overlayzoning district is intended to regulate residential development along thefreewaycorridor in an effort to minimize the number of people impacted by the negative elements of thefreeway, the FCoverlayzone is established in recognition of the fact that residential development near the Simi ValleyFreewayrequires special consideration in construction and design and these special standards are meant to provide acoustic and visual protection for residents of dwellings to be constructed within thefreewayimpacted area as well as enhance the appearance of thefreewaycorridor through the City
