The purpose of this zoning district is to facilitate and ensure a high level of pedestrian activity, mixed use buildings are required for all parcels that front onto Broadway avenue and del monte boulevard, Specialty food retail, including but not limited to the following groceries or drug stores (under 15000 square feet), coffee or tea, candy, gourmet foods, ice cream, pastry or desserts, yogurt or dairy, doughnuts or bakery, wine, Business services that have the capacity to generate a high degree of pedestrian activity, such as photocopying service and video or movie rentals and sales.
