Coastal Residential Single Family And Special Building Site Area Regulation
The C-R1 zoning district provides areas for detached single family homes, similar and related compatible uses. The Minimum Lot Size combining district is intended to establish lot area, setback, height, and floor area ratio requirements for new development that are different from those normally applied by the primary zoning district applicable to a site and to configure new development on existing lots, where desirable because of specific characteristics of the area. The purpose of the BD zone is to preserve the community character of Dillon Beach and Oceana Marin by maintaining existing residential and small scale commercial development in line with local land use policies.
